Safety & security equipment vendors install and service the hardware FDNY and DOB inspect: extinguishers, fire-suppression hoods, Ansul systems, panic hardware, alarm panels, CCTV, access control, and AED units. NYC operators need annual inspection paperwork on file — the right vendor handles certificates and re-tags so you pass without scrambling.
Safety and security is the category where NYC operators most consistently underspend on day one and most consistently overspend in emergencies. Every dollar not spent on an extinguisher tag is eventually spent 10x on an FDNY violation; every dollar saved on a fire alarm monitoring contract is eventually spent 100x on an uninsured loss; every camera angle skipped on install is eventually the exact angle needed for an incident you can't resolve. The dollar value is small relative to a buildout (5-8% of project) — the regulatory and liability exposure is enormous.
The hardware stack divides cleanly into three buckets. Fire/life safety is the regulated layer FDNY actually inspects: portable extinguishers (ABC + Class K within 30 ft of any fryer per NFPA 10), Ansul R-102 hood suppression with semi-annual fusible-link replacement, and a NFPA 72 fire alarm panel filed under an FDNY B-number. Security is the operator layer: IP cameras over every POS and entrance, cloud-managed access control with mobile credentials, burglar alarm + UL-listed central monitoring, and panic buttons at the safe and bar. Emergency equipment is the OSHA layer: AEDs, ANSI Z308.1 first aid, NFPA 101 emergency lighting, and 8-inch red exit signs from NYC's approved-product list (green is illegal here — NYC stricter than the national standard).
Brand-wise, NYC runs on a short list of vendors per category. Hood suppression is Ansul R-102 (Tyco/Johnson Controls) for 80%+ of the market; alternatives are Pyro-Chem Kitchen Knight II and Amerex Range Guard. Extinguishers are Amerex, Kidde Pro Line, Buckeye, and Badger. Fire alarm panels split between Honeywell Fire-Lite (small/mid commercial) and Notifier or Simplex (hotels, large assembly). Cameras have fragmented into three philosophies: cloud-managed (Verkada, Rhombus, Meraki MV) where you pay $199-$1,799/camera/year for the dashboard; cloud VMS hybrid (Eagle Eye Networks, Genetec Stratocast) with multi-brand support; and traditional NVR (Hanwha Wisenet, Axis, Bosch). Hikvision and Dahua remain in the value tier but Dahua is effectively banned for new US commercial sales as of January 1, 2026 under the FCC Covered List expansion. Access control is dominated by Brivo, Kisi (NYC-based), Openpath/Avigilon Alta, and Verkada Access — all cloud-first, all mobile-credential by default. AEDs are Philips HeartStart, Zoll AED Plus, and Cardiac Science Powerheart.
NYC-specific traps every operator hits: every fire alarm install requires an FDNY B-number filing before energization (4-12 weeks for small panels, 12-24 weeks for hotel voice-evac); FDNY Certificates of Fitness (S-12 extinguishers, S-14 hood suppression, S-95/S-97 fire alarm) are personal licenses you must verify on every vendor's tech roster; NYC requires 8-inch RED exit letters from an approved-product list (out-of-town operators install green and have to replace every sign); any aggregate CO2 storage over 100 lb requires a CO2 monitor mounted within 12-18 inches of the floor (CO2 is heavier than air — ceiling mount is useless and FDNY catches it); any occupancy over 74 people requires a Place of Assembly Certificate that governs egress, fire alarm, exit signs, and emergency lighting all together; maglocks must be fail-safe, release on fire alarm, and have a request-to-exit sensor plus a 30-second push-to-exit emergency release with NFPA 101 signage — miss any of these and you have a fire-trap that converts a minor violation into criminal negligence. Bundle your fire/life safety vendor, bundle your cameras/access control integrator, put everything on a calendar, and treat FDNY compliance as insurance rather than burden.

R-102 is the NYC restaurant default for one reason: every FDNY-licensed installer in the five boroughs trains on it, every insurance carrier accepts it without question, and every parts truck stocks ANSULEX wet chemical and fusible links. Low-pH potassium-based agent saponifies onto hot grease, the mechanical detection line trips at 360-500°F, and the system shuts the gas valve as it discharges. Pyro-Chem and Range Guard are functional alternatives at slightly lower cost, but you trade the deep NYC service network for a few hundred dollars in install savings.
Amerex is what professional fire-protection companies recommend when an operator asks "which one will not embarrass me on inspection." US-made stainless and aluminum cylinders, brass valves, and the K-Class Wet Chemical (KP) is one of the two industry-standard kitchen extinguishers (the other is ANSULEX-branded Ansul). Slightly higher initial cost than Kidde Pro Line is recovered in lifecycle reliability and the absence of warranty headaches.
Fire-Lite dominates the small-to-mid NYC restaurant and bar segment. Addressable panels (ES-50X, ES-200X, ES-1000X) are programmable by any S-97 holder in the city, parts are stocked locally, and the panel costs $1,500-$4,000 vs $5,000+ for a Notifier or Simplex equivalent. For anything beyond 100 devices or hotel voice-evac, step up to Notifier (also Honeywell). For a 50-100 seat restaurant, Fire-Lite is the default.
Verkada is the fastest-growing camera platform in NYC hospitality because it eliminates the NVR — every camera has onboard SSD storage (30-120 days) and the cloud Command app handles live view, search, analytics, and sharing. Plug a PoE camera into any switch, scan the QR code, it's online. The trade-off is the annual license ($199-$1,799/camera/year, not optional — without it the camera is a paperweight) which makes 5-7 year TCO 2-3x a traditional NVR setup. For operators who value simplicity and remote access, the math works.
Hanwha is the answer when an operator wants Hikvision-level value without Hikvision's sanctions risk. Korean engineering, NDAA-compliant for federal projects, and the Wisenet 7 line carries WiseStream II compression and edge AI analytics that match Avigilon at 30-40% lower price. Pair with Eagle Eye Networks or Genetec Stratocast cloud VMS for a flexible multi-site setup, or run on-prem with Wisenet WAVE for no-subscription operators.
Brivo invented cloud access control in 2000 and remains the multi-site operator default. Strong API, deep HR integrations (Workday, BambooHR, Rippling), Brivo Mobile Pass for credential delivery, and works with HID and Allegion readers under the hood. $13.50-$20 per door per month subscription puts it cheaper than Verkada Access or Openpath; the trade-off is a less polished mobile experience than Openpath's wave-to-unlock flow.
Kisi is the NYC-local cloud access control player and a strong fit for single-location restaurants and bars who want a polished mobile experience without paying Verkada Access pricing. Works over Wi-Fi or Ethernet, Apple Wallet credentials, and integrations with Slack, Google Workspace, and Okta. $599-$699 reader + $899 controller + ~$49/door/month is in line with Brivo and below Openpath/Verkada Access.
HeartStart OnSite is the AED most NYC hospitality operators install because it is the cheapest professional-grade unit ($1,399-$1,998 package), comes with a pediatric key, and the voice prompts walk an untrained bystander through the whole protocol. New York Good Samaritan Law protects the operator as long as pads and battery are current and at least one trained staffer is on shift. Pair with an alarmed cabinet ($150-$400) and a Cintas managed-pad-replacement program to avoid the most common failure mode (expired pads when an actual incident occurs).
Von Duprin invented the panic bar in 1908 (the response to the Iroquois Theatre fire), and the 98/99 series remains the NYC commercial reference. Required on every egress door in any assembly use over 50 occupants per NFPA 101. Rim, mortise, surface-vertical-rod, and concealed-vertical-rod configurations cover every door type, with fire-rated and standard versions. Cheaper alternatives (Sargent, Corbin Russwin, Detex) meet code but lose Von Duprin's parts availability and lifetime warranty on certain models.
