NYC hospitality interior designers — the firm landscape

Hospitality interior design is unusually star-driven — operators don't hire firms for logistics, they hire them for a *point of view*. You hire Roman and Williams because you want the Roman and Williams look (patinated brass, exposed brick, layered antiques). You hire Yabu Pushelberg because you want a Yabu Pushelberg lobby (luxury layered material palettes, custom furniture programs). The portfolio is the product, which means a $5M restaurant by Bentel & Bentel is a fundamentally different product than a $5M restaurant by a mid-tier shop. Comparing fees across firms is hard for the same reason — what you're buying isn't comparable.

The NYC market is unusually concentrated. NYC-specific traps: every hospitality fit-out triggers Article 161 jurisdiction (so an "interiors only" firm without an AOR will leave you scrambling); 75-occupant Place of Assembly threshold pulls in FDNY review on most restaurants; ADA Chapter 11 + NFPA 101 finishes class A/B; soft goods need NFPA 701 + CA TB 117-2013 + CA TB 133 fire ratings (banquettes, drapery, upholstered booths). On fees, AIA B152-2019 is the standard contract — and the trap to watch is uncapped reimbursables (travel, printing, renderings, model-making) which can balloon 5-15% of base fee, plus undisclosed FF&E trade-discount markup that turns a stated 12% fee into an effective 20%. Cap reimbursables at 2-5% of base fee and require full pass-through of FF&E trade discounts in the contract.
